Buck County Roof Certification Can Help You Sell Your Home

In today's volatile housing market, buyers look for every possible advantage to differentiate their home from the many others for sale. Many homeowners obtain termite inspections, radon inspections and home inspections to provide to potential buyers. One way to make your home stand out is with a roof certification. Bucks County roofing inspectors perform roof certifications to provide potential buyers with greater security regarding a part of your home that is often a concern for buyers—and often overlooked by the homeowner until a problem occurs.

Reasons for conducting a roof certification in Bucks County are:

  • To inform the buyer about the roof's condition
  • To disclose the roof's remaining life expectancy
  • To make any necessary repairs
A roof certification is not the same as a home inspection. A home inspection is a room by room, system by system inspection of the overall condition of your home. A Bucks County roofing inspection is confined solely to examining your roof.

Bucks County roofing inspectors climb onto your roof to look for:

  • Possible movement of individual shingles or portions of the roof
  • Overall condition of your roofing materials
  • Detection of ridges, caps, drip edges
  • Sturdiness of the drains, downspouts, gutters
  • Split, cracked or missing flashing around pipes, chimneys, vents, valleys and HVAC units
In some cases, allowing a Bucks County roofing inspection prior to a buyer making an offer could be considered by the buyer as a conflict of interest. The buyer may obtain a second inspection with the inspector of their choice.

Certifications are good for two to five years, depending on locale. Your Bucks County roofing inspector will provide a certification if the roof does not require repairs. The roofing certification will state the remaining years of your roof's life. If repairs are required, certification will not be issued until after the repairs are performed.

When examining your roof, the inspector will bear in mind:

  • The type of roofing material
  • The age of your roof
  • The pitch, or steepness, of your roof
  • The number of roof layers
  • Any previous repairs to the roof
Certain types of roofing in Bucks County will naturally require more repairs. For example, wood shakes may need repair as soon as ten years after installation, whereas tile roofs can last as long as 50 years under normal conditions. Asphalt composition shingle roofs are generally warranted for 20-40 years, depending in part on material quality.

Keep in mind that, although some states do not require seller disclosure, some roofing companies will not honor certification if the seller has not disclosed that fact that previous repairs were done on the roof. In this case, the inspector can examine the repair to ensure it was correctly performed and will not be the cause of future problems.
