There’s stucco repair and then there’s stucco replacement. Is there a huge underlying difference between the two? Obviously, as we all know, to repair something is completely different than replacing something. The terminology and the question itself may be confusing as they seem to be interchangeable. However, there are important distinctions. Stucco repair is often quicker, simpler and considered a short-term solution. Conversely, stucco replacement is more laborious but often considered a long-term strategy to deal with several occurrences of short-term incidents. The two projects could not be more varying or different and are often the bi-product of construction ideology as much as they are derived from scope and complexity. Here is a breakdown of stucco repair versus stucco replacement and how these two endeavors can impact your home.

Stucco Repair  

What you see is what you get when it comes to stucco repair. Stucco repair consists of sealing or repairing holes and tears found in the stucco itself. While the repair may be quick, cheap and likely easy to carry out it may not address the true issue at hand. For instance, a stucco remediation is an invasive procedure that breaks down the facade as a whole for events of this nature. A simple repair may be comparable to a “band-aid” on an open wound.

There may already be moisture intrusion and while the blemish may be amended, the issues that arise from moisture intrusion are plentiful. Therefore, stucco repairs are premium only when the patchwork required is for a recent incident. Chances are holes and tears that have been around for a long period of time, require more comprehensive efforts than a simple caulk and sealant job.

Stucco Replacement

In stucco replacement projects, facades and sidings are often replaced outright. In these scenarios, there are no quick patches. Instead, the old siding is often torn down and replaced with a newer product fused with the most modern and sophisticated building technologies. As a result of these initiatives, your siding will be up to modernized standards and set to perform at a higher-level for an extended period of time. Nevertheless, these endeavors are pricier because they require more work and obviously more components and parts.

Replacements are a better choice for vulnerable areas with prolonged exposure. Additionally, if you find certain regions or sects of your home fallen prey to compromised stucco, a replacement may actually benefit more than simply sealing or cladding the area. Most notably, stucco replacement projects have become a trend with homeowners featuring EIFS siding which was popular in the 1980s. According to Lifetime Exteriors,  many homeowners, realtors, and standard home inspectors refer to EIFS siding as stucco or DRYVIT siding system.

However, these mechanisms have repairs which are typically comprised of these aforementioned caulking or sealing concerns. As highlighted, when these matters arise it is often too late. Moisture intrusion can foster many health-related concerns and structural damage that compromise the exterior envelope. As a result, a full-scale replacement will augment the performance of building siding and help amend these issues. While it may cost more up-front, the savings will maximize long-term.
